The movement is still shy, but gradually the buildings built at Porto Maravilha begin to receive offices and companies. In recent months, seven companies have announced changes in the port region, including Nissan, Bradesco Seguros, Startup and Granado. Among the companies that land in the region, one of the most important is Bradesco Seguros, who bought Port Corporate – near Novo Rio Bus Station – and will occupy the 18 floors of the building with 3,000 employees. Tishman Speyer Brazil moved to the Aqwa corporate building in front of Samba with 15 Rio employees and the Japanese Nissan took 160 workers to an entire floor of the same building.
– I thought it would be better to implement a virtual office pilot project in Porto in a new and developed building. For this, there was a proper structure and implementation of a new way of working. It was the first place in Latin America, where Nissan implemented this, "said Marco Silva, president of Nissan Brazil.
Granado has taken more than 200 employees in the region.
– We decided to move into a modern, comfortable and central building. In addition to quality and infrastructure, the price was attractive, and the location was easily accessible, especially by the VLT, and close to Via Binary, "said Christopher Freeman, president of the company.
The vacancy rate at Porto Maravilha fell from 87.5% to 75.1% between late last year and June this year, but it is still the largest in the city, according to Newmark Grubb.
Approximately 30 thousand people live in the area
City Minister Alexandre Baldy announced in August this year that the federal government is planning to establish a partnership with Caixa Econômica Federal to build five thousand units of the popular Minha Casa Minha Vida housing program. Today, 29,800 people live in the area, which have the capacity to receive 400,000 inhabitants.
At the time of the promise that has not yet emerged from the printer, the City of Rio and Caixa have signed an agreement to resume Porto-Maravilha's public-private partnership (PPP) worth $ 147 million, the Porto Maravilha Real Estate Investment Fund FIIPM). It was created by the Time Guarantee Fund (FGTS) and is managed by Caixa Econômica Federal.
The market has missed property prices

– Porto had to begin its occupation with real estate prices below the values at Botafogo and Flamengo, but the price was made in the wrong way and only now supply and demand are beginning to adapt, attracting investors – assessed Vasconcelos, adding that the development of the region depends housing and the installation of schools and hospitals.
For Bradesco Seguros, the project for a new headquarters was motivated by the potential of the region and the location near the main access roads to Rio – Avenida Brasil, Linha Vermelha and Ponte Rio – Niterói – ensuring mobility.
